Tomorrow I am headed over to Gatesville to do an inspection on this cool old historic era home. I think it's awesome that I was able to find the picture of the home as it was originally built. 3996 sqft built in 1890.
Another first...the agent and client both say they know it's going to be a beast of a inspection/report so just do the inspection and give them the best price I can when I get finished.

Question !
I had to do 2 units of a quad-plex today and I had a hard time in figuring out which outside ac unit went where.
All four of the outside ac units were all together .
They all ran into one chase in the wall at the end of the building.
Without being labeled how would you know which one was the one I was looking for ? They all had independent disconnects ...
Dang it !
I know about turning the thing off.
But some were running and the others not.
And yes! My units were on the second floor, So! Turn it off run down stairs around the complex just hoping when I got there 3 were running and one was off.
Didn't I wish .
I tried the ol' Sherlock Homes deduction but that didn't help.
There was no one at home in the other 2 units ...

Then comes along a dude in a golf cart with a big chunk chewing tobacco in his mouth and said !
What the hell are you doing ?
Now ! I'm sweating like a Hebrew slave and don't really feel like talkin'.
But ! I said .. I'm trying to figure out which of there gal darn compressors go to where .
He had the nerve to call me a dumb a s s ( at that moment I really thought about murder)but , I said alright Smarty where do they go ?
It was written on the back side of the disconnect lids.

Hey all. I've read about legislation to set-up a Board for Home Inspector's.
Do I understand it correctly that there currently is no licensing requirement in MO?
I am currently a licensed LA inspector, but am from the Kansas City area.
Just curious how it works for inspectors back home.

I just realized my Level I certification with ITC is up in a few months. Got on their web site and see there are several ways to recertify:

I don't see paying another $1,850 to retake the course:
I don't see me paying $595 to retake the certification exam.
I don't see me writing 2 papers on IR for trade journals.
I don't see me paying $1,595 to attend their annual whoopee-do.

Thermography Recertification Requirements

There are two ways to extend your thermography certification level:

• Attend another ITC certification course
• Show continued involvement in thermography as outlined below:
  • Show proof of continuous employment requiring thermographic work over the current certification period, plus earn 32 recertification credits in any combination of the following activities:
    • Present a technical paper on infrared at a thermography conference (16 credits per paper). Submit a copy of the technical paper with a recertification form and fee of $145*.
    • Publish an article on infrared for a technical trade journal, industry magazine, or the ITC InfraMation newsletter (16 credits per paper). Submit a copy of the article with a recertification form and fee of $145*.
  • Attend sessions at a thermography conference or ITC application course (one credit per contact hour). Submit proof of attendance (with a verification form) at all sessions and send to ITC with a recertification form and fee of $145*.

Howdy to all inspectors across the nation!

My delema... I took the AHIT course back a few years ago once I finished the home study/online course I took the state test and did not pass I think I scored a 91.. I did take the professional course to work for myself. I kind of got discourage and put it on the shelf for a while.. then got back into it and done it a gain about a year later and still did not pass.. I think I got a 94.. I was suppose to get 120 right out of I think 180 or 150... I Had called AHIT to see if they could help me I figure I spent 1200 bucks that is the least they could do.. but I never got a response for them.. I tried to email them a few times and nobody seem to really want to help me... I was surprised I failed really I have been in contruction all my life did bathroom remodels and tile work for years.. I know that does not mean I know it all,, but I thought I would pass.....

So here is the delema.. I'm working drivng a truck now for over 2 years 14 hours a day make decent money, but I have no time to myself and I need to get back into my own business. I'm 56 it is hard to find a good paying job... it is hard to start a new career working for someone else.. I need to get my own business up and running... any advice from anyone ?

I already paid a good amount of money for the previous course.. does anyone know who might be able to help me... I'm not dumb or stupid I'm pretty smart actually. but for some crazy reason can't pass that state test.... I'm fustrated... I need to start my own business so I can have time to do my misssionary work once a year for a month... so I need to have flexibilty and make some good money too. Thanks everyone lord bless John

Being new to HI, I have a question for you seasoned professionals. While doing a maintenance job on a house, I noticed the customer's AC was connected directly to the nearby service panel, which I suppose is not an issue. But I also noticed it was served by a 20 amp breaker, while being listed for 30. Other than a tendency for the breaker to trip, is this a hazard or deficiency? Please give me a detailed explanation, since I am not fully versed on the subject. In advance, thank you!

Newer 2.5 Million dollar house had water intrusion. Seller had a receipt for $62,000 for water extraction and mold remediation done within a month.

Popular lab air quality tests came back fine, about 9 air samples, all clean and the only things visible were some minor water marks on cabinets.

All the work was done by a licensed and insured Mold Remediation company.

Should I recommend testing or just rely on their tests?

Within the past few years the lenders have been requiring the appraiser to state if the utilities where on and working. I always state I am not a building inspector and cannot determine functional utility of all major components. My question is with regard to residential properties. I think I read somewhere that to test the heating component of a residential property it may need an outside temp below a certain degree. If so what is the industry standard? Is in line with the temp needing to be above 65 degrees for a cac unit?
