The dip won't last long.

I recently came across an attic where the soffits were well ventilated, but there were no vents in the roof. The home was built in 2005. In Florida there is a roofing final inspection. It appears that the building inspector missed it. Not sure if that is an issue, or how serious. There is never any snow in the area, and it rarely gets below 45 degrees, so condensation will not likely be an issue. I'm curious to know how much it will effect the attic temp, and if it really needs to be corrected.

I completed an inspection several weeks ago an found this, retaining walls bowed, steps angled down, my conclusion the whole of the front berm is sliding slowly and needs rebuilt. Then I found the driveway slopes into the garage and floods as evidenced by the waterline around the foundation wall inside, Garage/foundation wall shows signs of displacement and leakage,and it went on and on until I found the attic covered in a "mould like substance". My clients decided to walk from the home purchase.

Two or three weeks later they were told by the re the home had sold. The seller and their re brought in another Inspector to do an inspection and his report found no issues with the foundation, retaining wall and most importantly advised that the attic was self correcting if more ventilation was added!

My clients knew better as I had educated them with information in the report and documentation from several sources in additional files and were as astounded as was I an Orillia Home Inspector would say that. There had to be at least 1500 sq foot surface area involved along with the insulation etc.

I guess that there are bad inspectors everywhere but clearly this one sold out any integrity they may have had for the price of an inspection and referral.
Ps My clients had me do another inspection this last week and this one was a keeper.

1:45 there is at least 1 exterior crack in basement wall, uh huh.

So at least some of that efflorescence on the inside of wall is due to that crack. Appears to be some above grade openings as well and so ummm duh, they ALL need to be repaired/waterproofed correctly if ya wanna STOP the water from where its really getting in and help stop further efflorescence.

Sure looks like an inside system was previously installed along that back wall. And again, it did not stop the water from entering the stoooopid exterior crack. Hence, the exterior crack, an existing defect, AND most likely WHY and where most-maybe all of the water was/is entering, was not fixed,is still open.

Wasn't fixed prolly due the same old shtt which is either/both, inside system company bullshtt'd previous owner or they're incompetent sob's who don't know what to look for, don't know why-where water often FIRST enters duh blocks, don't give a shtt.

Don't need to be in this basement,or most others (not all eh) to see, to tell, to know, just in case some are wondering how the fc can Bubba know.

Remove Association branding, Educational levels and Tiered Designations.
What could any Provincial, Federal and State governments do to insure a Home Inspector is legitimized.
IE: Mandatory registration. Association members upon completion of their examinations and successfully achieving a passing grade are handed to the government authority that is designated to oversee this fine industry..

I am looking for soft ware for reports. Has any one used HOMinspect.com software, tried it for reports or seen a report from this software? The price seems very good. You own the software out right and no additional costs for the reports according to the company brochure.

What is WWT certification and is it somthing I need as an inspector?

I did not believe the client from the first phone call but she sure seems to have a cement as she says roof. House had cement fascia and attic access and until I went up there I did not think I would find what I found. I wish my roof was built like it. It looks like it was poured in place and had metal in it according to the mighty MT 6 so I called it reinforced. Have any of youu come across anything that looks like this. Heck I wish I could have my roof done like it if it is reinforces as it seems. The thing that sucks is that she will not get roof covering discount unless she can prove it passed an inspection and she has no idea and thinks it is original. I doubt it. Roll membrane on top of concrete from what I can tell. I think it will last forever. Let me know if you have seen similar just so I can learn. Hello,

I recently had a home inspection and these cracks were found in the foundation. Inspector said they are shrinkage and no big deal. I want to be 100% sure before purchase. Anyone have any thoughts?
