IAC2 - Norme de pratique en français

NACHI - Wed, 05/15/2013 - 20:46

Temperature differential

NACHI - Wed, 05/15/2013 - 18:19
After running a furnace for about 10 minutes to heat up the plenums, what do you find is an acceptable temp difference at the registers from different rooms? Room 1, 110 degrees, room 2 (right next to it), 95 degrees? How about from floor to floor. Just trying to find a basic rule of thumb. Thx

Texas cancellation charge

NACHI - Wed, 05/15/2013 - 15:56
Texas real estate has gone nuts. People are bidding over list on a home and sellers are reducing the option period from 10 to 3 days. As a result I have experienced a rash of jobs being scheduled and cancelled at the last minute. There are all kinds of crazy reasons but most are:
- they found a cheaper inspector
- the contract did not work out although they told me they had a contract
- buyers remorse
- the seller being a jerk and trying to get them to cancel so they can accept a higher offer.

I am thinking of not scheduling any work more than 5 days out without a non-refundable retainer (about $200; more on big homes).

I am also thinking of a $100 retainer on all other homes that cancel less than 48 hours.

I am requiring a retainer versus a cancellation fee as I foresee no one paying a cancellation fee.

I am willing to extend the same back to the client. If I get sick, fall off a roof or have car trouble and have to cancel I will give them the same money assurance.

Of course I am willing to be reasonable. If someone became very ill etc. I would not apply the charge.

Is anyone doing this? Trying to judge resistance.

Home Depot CellSensor- EMF Testing

NACHI - Wed, 05/15/2013 - 13:49
Does anyone recommend the CellSensor for EMF Testing in the home to see if transmission lines nearby are radiating the home? If so, what do you recommend we do for the testing, should we unplug all electronics in the home and test? Also what is a high amount of EMF's? 2.5 and higher?

Termite cert needed in miramar tomorrow

NACHI - Tue, 05/14/2013 - 09:00
Hello to all.

If you have a termite guy that could do an inspection and provide a cert please leave their name and number.

Regular guy is booked. Lucky him. He may come through he may not so I want to have some guys to call if he does not by the end of the day.

There was another guy who sent out a ton of emails around a year ago claiming he would do them free for inspectors. I called him and it is not free anymore so that pissed me off.

Client will be paying anyhow he just rubbed me the wrong way.

If you know someone dependable that may be able to do it tomorrow please post their info.

Thanks in advance.

Sediment trap codes.

NACHI - Mon, 05/13/2013 - 21:27
I need to know when the laws were changed for sediment traps being installed in gas supply line when installing a new water heater or furnace.
What year did the new requirements take place.
Here is a water heater installed in 2010.

Why Would There Be A Hot Spot On This Furnace?

NACHI - Mon, 05/13/2013 - 20:14
Today I was inspecting an Armstrong Air oil fired furnace and on the outside ofthe casing the temp hits 265 degrees in one spot only (conveiniently already marked hot spot). So I'm thinking crack in the heat exchanger or burner chamber but the service company says the insides probably shifted a little over time closer to that wall of the casing. Any opinions. There used to be a humidifier mounted above this area but it is no longer installed.

What is the time limit or expiration of a home inspection report.

NACHI - Mon, 05/13/2013 - 19:24
Hi Every One.
I have a home I inspected back on 3-1-13.
There are a lot of issues the main being the roof. Built up with gravel.
My question is how long till "it's been too long" for the existing inspection is no longer valid.
The first buyers walked and now a new buyer wants to buy the home.
I am unsure if the roof repairs have been made but it's the main reason the first buyer walked.
The second buyer is from a different Realtor and they the Realtors "don't know about the previous inspection".
So what is the protocol for this action. This is a time sensitive question.
They want the inspection in the morning.

"Calibrating" message on my Fluke TiR1

NACHI - Mon, 05/13/2013 - 12:18
Hi guys

Im new to the world of IR Imaging so please forgive me if my question sounds primitive. I have recently bought Fluke TiR1 thermal imaging camera as I will need it for the dissertation. I feel like a little kid with my new toy scanning everything around me. However, every so often approx. 1min screen freezes for approx. 1sec while it says "calibration" on the screen and goes back to normal operation.

I wonder if there are any TiR1 users that could tell me if that's something that I should worry about and could possibly indicate a faulty unit or this is is completely normal.

Kind regards
