Radon Tests

An agent sent me an e-mail asking me---
please don’t ask buyers if they want a radon test. Please only say that you can do them if they bring it up themselves. Discussing this test with them after the fact can mess with the agreed upon purchase agreement and cause issues for us inside the deal.
How do you handle radon tests in a transaction?

1st Coast Chapter of InterNACHI forming in Jacksonville

Good evening all,

Since there does not appear to be an active chapter in the Greater Jacksonville area and there are approximately 100 InterNACHI certified inspectors in Jacksonville, it is my intention to form a viable InterNACHI chapter serving the Greater Jacksonville area. The chapter will be called the 1st Coast Chapter of InterNACHI (with InterNACHI's approval) of course. The goal or mission of the chapter will be to promote the professional home inspector profession and InterNACHI in the greater Jacksonville area (Northeast Florida). All professional inspectors in the Greater Jacksonville area are welcome and encouraged to participate. I hope to be working with Nick and the staff at InterNACHI to set up a chapter website and really drive the Jacksonville market. Any professional inspectors in the Jacksonville area that would be interested or willing to help get this Chapter up and running, please contact me. I could also use some help and/or guidance from other Florida Chapter leaders who have successful chapters.

When should I have post mold inspection done?

I will have mold remediation company come in to take care of elevated-level of mold, mainly cleaning the carpet and hvac. I would like to have post mold inspection done afterwards. How many days should I wait to have the test done? Just in case, no live mold returns :-) Please help! Thanks.

NRPP Exam

This is just a heads up for those wishing to take the NRPP exam for Radon measurement.
The nachi Radon course has been approved as a pre-testing course. It is not listed on the NRPP website. But I did get confirmation from them that it will work. Whilst the Nachi course is ok it is too in depth for exam prep. If your prepping for the exam then my recommendations are the following:
1. Do the Nachi Radon Course
2. Do the Nachi Radon course again.
3. Learn in detail about the different types of testing methods.
4. Learn about the pros & cons for each testing method.
5. Learn about what if's i.e. one above 4pCi/L one below 4pCi/L with regards to real estate transactions.

Had an electric water heater today that I have nver came across. No info and not much info on the tag at the heater. The heater itelf was very small. 12x16
It was connected by 3-30 amp 220 breakers. Seemed quite excessive.
Anyone know about these?

Corrugated plastic water heater flue? Lochinvar DVN040-1 unit

This Lochinvar DVN040-1 water heater, evidently the original unit from when the house was built in the mid 1990s, discharged exhaust through a heavy-duty corrugated plastic flue.

The material did not feel like it had a metal liner.

This material does not look suitable for a flue to me, and I would expect metal or PVC piping to be be more suitable for such a venting arrangement, but this has the look of an original installation.

Anybody familiar with this unit and its venting requirements?

GE Type Circuit Breakers Question

Main distribution panel label indicates that one should use GE type breakers. Does this mean you should only use GE circuit breakers?
I have seen this before during inspections, but wanted to ask because there were a couple of non GE circuit breakers installed in a panel I recently inspected. I have attached a picture of label.

GFCI tester

Using a standard GFCI outlet tester a GFCI will not trip. It will trip with the test button. Why?
